360° virtual tours for real estate photographed in the finished space

Start a project

We photograph the finished flat, sample flat, office or hotel with a 360° camera. Buyers click the floor to move from room to room, on your website or from a link.

Service

We photograph your finished space with a 360° camera and join the viewpoints into a tour. The buyer clicks the floor to move from room to room and drags to look around, on your website or from a link. [Try a tour on our home page](/#s07).

Developers order a virtual tour of a flat when the sample flat is ready and buyers in other cities need to see it. Brokers order one for a resale or rental listing, so that buyers can look before they ask for a visit. Offices, hotels and villas for rent use the same thing. If the space is not built yet, the tour is made from a 3D model instead: see rendered virtual tours.

What you get

  • 01

    Click the floor to move

Each viewpoint is a full 360° photograph. Markers on the floor take the buyer to the next one.

  • 02

    Shot on Insta360

We photograph each viewpoint with an Insta360 camera on a stand, once the space is finished and ready to show.

  • 03

    Phone, tablet or laptop

The tour opens in a browser. On a phone, tilting the phone looks around the room.

  • 04

On your website and from a link

The tour embeds in a page on your site. It also opens from a link that your sales team can send to an enquiry.

  • 05

    No app and no headset

The buyer needs the link and nothing else. Nothing is downloaded.

  • 06

Rooms in the order of a visit

We plan the viewpoints so that the buyer walks the flat as a visitor would: entrance, living room, kitchen, bedrooms, balcony.

What a virtual tour is in real estate

A virtual tour in real estate is a set of 360° photographs of a property, linked so that a buyer can move through it on a screen. Each photograph is taken from one spot and shows everything around that spot: the floor, the ceiling and all the walls.

The buyer drags to look around and clicks a marker on the floor to move to the next spot. Some people call this a 3D virtual tour. It is made of photographs, and the buyer moves from point to point. They cannot walk to a spot we did not photograph. For free movement, see an interactive walkthrough.

Which spaces we photograph

We photograph the kinds of space listed below. Each has to be finished, clean and lit, because the camera records everything in every direction. There is no angle that hides an unfinished corner. Rooms should be styled as you want buyers to see them before we arrive.

The studio is in Mumbai. For a property elsewhere, tell us where it is. We confirm with the quote whether we can shoot it and what travel would add.

  • Sample flats and show flats
  • Ready-to-move flats and villas, furnished or bare
  • Clubhouses, lobbies and amenity floors
  • Offices and co-working floors
  • Hotels, serviced apartments and villas for rent
  • Showrooms and experience centres

How the shoot is planned

Before the shoot we mark the viewpoints on your floor plan. A viewpoint is one spot where the camera stands. A small flat needs a viewpoint in each room and a few in between, so that each floor marker can be seen from the one before it. A large villa or an amenity floor needs more. This is what we need from you.

  • The address and the times we can have access
  • A floor plan, or a rough sketch of the rooms
  • The rooms and areas to include, and any to leave out
  • Lights working, curtains set, rooms cleaned and styled
  • Nobody in the rooms while each photograph is taken
  • Where the tour will be used: your website, a link, a screen in the sales office

What decides the price

A 360° tour is quoted per viewpoint. The number of viewpoints follows from the size and layout of the space, so a floor plan is enough for us to quote. The quote lists the viewpoints, the revision rounds and the schedule.

Our guide to 360 virtual tour cost in India explains the unit and how to compare two quotations. These are the things that move the price.

  • The number of viewpoints
  • The number of separate flats or spaces, and whether they are shot in one visit
  • Where the property is, and the travel to it
  • How much correction the photographs need, such as very bright windows or mirrors

Where the tour is used

On a project website, the tour sits in the page like a video, and the buyer starts it with a tap. The same tour opens full screen from a link. A sales team can send that link to an enquiry, or open it on a tablet during a call and look around the flat with the buyer.

Buyers in other cities and NRI buyers use it to see the flat before they travel. A broker can add the link to a listing where the portal allows links. A hotel or a villa for rent can put the tour on its booking page, so that guests see the rooms as they are.

Questions

How much does a 360 virtual tour for real estate cost?

It is quoted per viewpoint. The total depends on the number of viewpoints, the number of flats or spaces, and where the property is. Send a floor plan for a quote.

Does a buyer need an app or a VR headset to open the tour?

No. The tour opens in the browser on a phone, tablet or laptop. On a phone the buyer can tilt the phone to look around.

Can I embed the tour on my website and on property portals?

On your website, yes: the tour embeds in a page and also opens from a link. On a property portal it depends on what the portal accepts. Where it does not take an embed, the link can be used.

How long does it take to create a virtual tour?

It depends on the number of viewpoints and on when the space is ready to shoot. The shoot date and the delivery schedule are given with the quote.

What if the flat is still under construction?

Then the tour is rendered. There is nothing to photograph, so each viewpoint is made from a 3D model of the flat. That is a separate service, a rendered virtual tour.

What is the difference between a 360 tour and a 3D walkthrough?

A 360 tour is a set of fixed viewpoints that the buyer moves between. A 3D walkthrough film is a video along a set camera path. An interactive walkthrough lets the buyer move freely. A tour opens on any phone from a link.

Can I ask for changes after I see the tour?

Yes. You review a draft before delivery. Changes to the order of the rooms, the starting view or the correction of the photographs are made then. The number of rounds is written in the quote.

Do you shoot virtual tours outside Mumbai?

We are based in Mumbai. For another city, send the location. The quote will say whether we can shoot there and what travel would add.
